Protect Your New Home Before the Builder Warranty Expires

An 11-month warranty inspection is performed before your builder’s one-year warranty expires. This inspection helps identify defects, incomplete items, or developing issues while the builder is still responsible for repairs.

Many problems do not appear immediately after construction—this inspection gives you the opportunity to address them before warranty coverage ends.

What Is an 11-Month Warranty Inspection?

This is a full visual evaluation of the home’s accessible systems and components after you have lived in the home for several months. By this time, normal settling and usage often reveal issues that were not visible during earlier inspections.

The goal is to document concerns so they can be submitted to the builder for correction under warranty.

What We Inspect

  • Interior finishes (walls, ceilings, floors, trim)
  • Doors and windows (operation, alignment, sealing)
  • Kitchen and bathroom fixtures and cabinetry
  • Plumbing fixtures and visible leaks
  • Electrical components (outlets, switches, fixtures)
  • HVAC system performance (normal operation)
  • Attic and visible structural components (where accessible)
  • Exterior components including siding, drainage, and grading

Why an 11-Month Inspection Matters

As a home settles and systems are used over time, issues may develop that were not present during construction.

Common findings include:

  • Drywall cracks and nail pops
  • Door and window misalignment
  • Flooring separation or movement
  • Minor plumbing leaks
  • HVAC performance concerns
  • Drainage issues around the home
  • Missing Insulation

Identifying these conditions before the warranty expires allows homeowners to request repairs at no additional cost.

When Should You Schedule This Inspection?

  • Around the 10th or 11th month after closing
  • Before your builder’s warranty expires
  • After living in the home long enough to notice changes

How the Inspection Works

The home is inspected in its current lived-in condition. Systems are operated using normal controls where possible, and visible conditions are documented in a clear report that can be submitted to the builder.

Important Limitations

This inspection is limited to visible and accessible components at the time of inspection.

It does not include:

  • Invasive or destructive testing
  • Code compliance verification
  • Evaluation of concealed conditions
